Why clean your roof?
What is our approach?
The National Federation of Roofing Contractors stipulate that the high water pressure lance sprays used by individuals walking on roof tiles, will pose structural questions to roof integrity.
With this in mind and IF we have decided to use water to clean your roof, we adopt the more efficient soft wash roof cleaning approach in combination with modulated pressure washing controlled from the ground or mobile elevated work platforms, thus eliminating the need to walk on the roof tiles whilst at the same time improving safety procedures across the site. What to expect
You will be amazed at the difference immediately and even more so as time goes by.
The precise method employed to clean your roof will be determined by the survey and your objective in cleaning the roof. Depending on the method employed – the natural colour of your tiles will be revived immediately or over time (6 – 12 months) and this will be explained prior to agreeing the works. After the tiles have been cleaned – your gutters will be emptied, windows will be cleaned and the surrounding area restored to the pre work condition. The only evidence of our being there will be a clean roof and no moss!
Inspect the work site and roof to determine the best method for cleaning and caring for the roof tiles.
Remove moss with especially adapted tile scrapers, brushes and or ground controlled modulated water pressure or steam
Remove all residue from tiles and gutters
A gentle, deep bactericidal spray of all tiles to ensure all residual plant matter is reached

What chemical do you use to biocide the roof and why?DDAC Didecyldimethtylammonium Chloride or BAC 50 Benzalkonium chloride or Sodium Hypochlorite N.B: Since the reclassification of Moss as a plant, products for the treatment of Moss now come under The Plant Protection Products (Sustainable Use) Regulations 2012. This means that only products that have HSE accreditation can legally be used for the control of Moss. To avoid breaking the law and keeping within insurance cover, contractors and private users must ensure that the product being used is appropriately approved and applied. (Run off into nearby water sources is illegal) DDAC and some BAC 50 products carry this accreditation but many other far cheaper alternatives do not. BAC does not have a high tolerance to Northamptonshire’s hard water and will de-activate immediately upon use whereas high purity DDAC ensures a thorough and long term clean. This is an important if we are working in Northamptonshire water catchment zone

How long will my roof stay clean?Depending on the local weather and positioning of your property, roofs can stay clean up to five to six years. Often just using a moss biocide at this point, will maintain the clean tiles without the cost associated with a complete clean.

Some contractors just give me a quote over the phone – why can’t you?Roof access has a significant impact on cost - for example - is a scaffold required or not. The type and condition of the tiles along with the level of moss infestation will determine the method to be used. Site surveys cover these essential points whilst at the same time allowing for Risk Assessments to be conducted prior to any works.

What is Soft Wash Roof CleaningSimply, soft wash roof cleaning, is cleaning a roof using chemicals applied at a low pressure. It is an alternative or addition to pressure washing a roof. One way to clean a roof is by the controlled spraying of a biocidal wash, for example, products including soft wash solutions. These biocide solutions will kill any biofilm such as moss algae’s and lichen. PH Exterior Cleaning Services are authorised agents for the soft wash cleaning of roofs in Northamptonshire and immediately surrounding areas. The spraying of Biocides onto roofs is relatively low risk when compared to other more aggressive cleaning methods however it does not clean the dirt from roofs or remove heavy moss or soiling on the roof and for that reason it is usually carried out after another roof cleaning method has been used as it helps to make sure that the remaining roots and spores that may have penetrated into the porous surface are killed.
